Montecito is between the mountains and the beach. Most lots are 1/2 to 1 acre or more, prices range from $1,000,000 to $25,000,000 or more. Small local markets, restaurants, shops and the beach make this town a paradise.
· Hope Ranch
This area is between the 101 freeway and the ocean with rolling hills, horse trails and mostly 1+ acre home sites. Homes range from the high one millions to the $15,000,000+ range for estate on multiple ocean view acres with horse facilities and more.
This area is close to the beach and offers views, parks, good conveniences, and a central location near the harbor and downtown Santa Barbara. Homes here range from the $750,000 – $2,500,000 range and up from there.
The Riviera has views, winding streets, and smaller lots in general, which make this feel like the Hollywood Hills. Many Riviera homes offer ocean views, privacy and a sense of history as the streets feel like those of Europe, winding through the lush hillside location. Homes on the Riviera begin usually in the low one millions up to about $5 – $7,000,000.
· Mission Canyon
This area is very rural and runs up from the SB Mission into the canyon and backside of the Riviera. One can be five minutes from town and feel like you are miles away in the foothills of a rural area. Homes here are priced similarly to the Riviera.
· Upper East
The Upper East is mostly made up of early 1900′s homes in grid street neighborhoods, mostly two story homes. Considered a classic Santa Barbara neighborhood, the Upper East offers homes from the low one million price up to about $4-$5,000,000 or so.
· San Roque
San Roque Is a very family oriented area. Mostly 1/4 acre +/- lots with homes ranging from about $850,000 to $1,500,000 with some larger homes on quiet streets going up to around $2,000,000.
