MONTECITO HOUSING INVENTORY ON THE RISE

For those who have been waiting for the local home inventory levels to get back to “normal”, your day has arrived. From as few as 80+/- listings on the market in Montecito on January first of this year, we are now at approximately 150 homes on the market this week. In terms of the number of homes on the market in Montecito, we are essentially equal to inventory levels of last summer, 2013.

Below are a few listings that are either new, or new again (meaning they were on the market and went off market and are back on). From a tennis court estate in the Cold Spring School area under $3,000,000 to a powerful and commanding top of Hot Springs Road estate for $13,000,000, hopefully you can find something here to suit your fancy… and fit your pocketbook.

735 ASHLEY ROAD – $2,760,000 – Tennis Anyone?

On one of Montecito’s private lanes, this stately designed 3 bedroom, 3 bath home is surrounded by lush tropical gardens. A private drive leads to park like grounds which include stone pathways to numerous patios & gardens, with fragrant plantings, a fountain, a bridge covered creek, and a clay tennis court. This home offers the privacy and feel of a more expensive estate. Additionally, there is a one bedroom one bath cabana above the garage.

670 EL BOSQUE ROAD – $3,995,000 5,000+ square feet + pool

Recently reduced in price, this is a great opportunity to own a gated private Mediterranean estate in Montecito’s upper village, just a block from the San Ysidro Ranch and the peaceful Casa De Maria retreat center. The home includes four bedrooms and five and a half bathrooms. A rock pool with a slide & spa, waterfalls, outdoor patios, private gardens & a horseshoe pit complete this 1 acre estate property.

680 ASHLEY ROAD – $6,350,000 – Historic Estate Compound

Step back to the early 1900’s to open the story on the Ogilvy Estate in Montecito. The Craftsman style farmhouse was designed by the prominent architect, J.L. Curletti (circa 1910) in an architectural style known as Foursquare Craftsman with construction methods that included elements drawn from Swiss and Japanese techniques.

Today this inviting compound includes over 2 acres of land with the main residence of approximately 5750 square feet and 4 detached structures: an office/guest suite, art studio, yoga studio and a 1-bedroom /2 bath guest house with a serene, private outdoor deck and dining area.

This type of privacy and history is rarely available in a property listing these days, and offers the new owner an opulent contemporary lifestyle set amidst a backdrop of history that can be revisited daily, as one enjoys the home and surrounding landscaping.

946 HOT SPRINGS ROAD – $13,000,000 – Commanding Estate

This powerful estate is near the top of Hot Springs Road and offers an Italian style villa with approximately 7,547 square feet of living space on 3± rolling acres in the heart of Montecito. This home and setting offers panoramic ocean, island, and majestic Montecito Valley and mountain views.

The 4 bedroom home features a grand 2 story entrance, loggia with a 21 foot high ceiling, a 2-story living room with mezzanine and a dramatic center atrium and fireplace.

My favorite feature of this listing is the expansive outdoor entertainment area with a pool, spa, and pool house, perfect for entertaining on a grand scale and soaking in the sweeping views and engaging landscaping, designed by Grant Castleberg.
